PHYSICAL AND SOCIAL BENEFITS OF REGENERATION

Physical Benefits of Regeneration

The regeneration of Silo D will create a physical space where local people can congregate and immerse themselves in culture. The events spaces within the building can be adapted for a number of events and audiences with the new waterfront Silo Park supporting these uses and allowing for larger events and festivals over the summer months, similar to the design of the new cultural quarter in Nante, France.

Regeneration will bring benefits far beyond the borders of the site with a more permeable streetscape allowing greater accessibility for existing residents. A much expanded green network will aid the health and wellbeing of all local people, particularly during the pandemic, and open public spaces have been built to be safer with wider pathways, increased lighting and natural surveillance from mixed use buildings.

Silo Park greatly expands the green network and current safety concerns have been addressed with wider paths, increased street lighting and natural surveillance.

Social Benefits of Regeneration

As already discussed, many employment and training opportunities will be created with the aim of strengthening the local economy and improving quality of life for less privileged residents. Many of these jobs will not require a formal qualifications and will instead offer the opportunity for training and progression, giving local residents a greater chance of employment, compared to other schemes such as Kings Cross and Dublin's docklands that mainly specialise in the tech sector.

Currently, a good quality and robust social infrastructure is lacking in Newham with ageing facilities that are located far away. Silo D will place a community asset in the heart of the development that is easy to access on foot and can adapt for a number of uses, whether that be for cultural uses, performances or running vital services such as fundraising events and a weekly food bank.

Newham's community facilities can be unwelcoming and are often crowded so the Silo will create an open and welcoming space for all.
